Comparing a New Build to a Resale Home? Check the Tax Line First.
If you're weighing a new build against a resale home, there's one line on the listing worth a second look: property taxes.
New-build listings typically show a property tax bill for the land only, because the finished house isn't on the tax roll yet. In some neighborhoods, I see new construction listings show $1,298 a year, while finished homes nearby pay about $4,520 to $4,560. That isn't a mistake on the listing. Once the house is on the tax roll, the bill catches up. A gap like that can come out to about $270+ a month, and it usually doesn't show up until the first full tax bill.
Buyers are deciding based on the payment they'll actually make, and that payment is built out of lines like this one. That's why I've dropped the Sellers Market or Buyers Market label and have started calling it a Market of Margins. Before you compare payments, be sure to ask for the estimated tax on the finished house.
I dig into the numbers behind decisions like this every month in the H.O.M.E. Report. It's free, the next one comes out November 5th.
🏡 Featured Listing: 21138 NE Beall Drive is a five bedroom home featuring the primary suite on the main floor and a tax bill that's for the finished house. Built in 2024, about two minutes from St. Charles in NE Bend, $695,000.

🖼 Local artists come together to support Silver Rail
Fourteen of your favorite local artists, including Sheila Dunn, Lindsay Gilmore, and Jennifer McCaffrey, to name a few, have come together for a benefit auction supporting BEAM, an afterschool program previously housed at Silver Rail Elementary.
The idea began with artist and Silver Rail mom Ashley Paggi of Ash Cascade Design, whose first instinct after the tragedy was to give back. Thirteen other local artists joined her to help find BEAM a home through art.
Browse the pieces, bid on one you love, and help us show up for these kids. Bidding runs through Friday, November 6th at midnight PST.
BUSINESS HAPPENINGS
🎱 Final weekend for Duda’s Billiards Bar: Another downtown business is closing its doors for good after Halloween night. Duda’s last day will be Saturday evening, so go try your hand at playing a round of pool in a ghost costume and wish them well as they move on to their next adventure.
🍣 Mango’s Poke food cart opens at Ballers & Brews: Ballers & Brews is home to a new food cart concept from the folks who run Sebastian’s Seafood. Mango’s Poke is hosting their grand opening today and tomorrow with both lunch and dinner service. This cart takes the place of The Mighty Greek, which is shutting down due to the owners relocating.
