You've probably heard it: the market's cooled off, homes are sitting longer, buyers have the upper hand. If you're selling, that sounds like bad news. If you're buying, it might sound like a reason to wait for prices to drop further.

Here's the context those headlines skip.

I looked at the market pre-COVID to see how far off we really are this year. Right before the pandemic, at the height of the tightest market Bend had seen in years, over half of all homes sold within two weeks of listing. That was the outlier, not the norm.

This year, about 38% of homes are selling within two weeks, nearly identical to what we saw in a normal, pre-pandemic market. Today's pace isn't a slowdown. It's a return to how Bend sold homes before the pandemic-era frenzy took over.

The homes still selling fast? They're priced right and closing at full asking price. The ones sitting for months are the ones priced for a market that already came and went.

If you're weighing a move this year, don't measure today against the pandemic boom. Measure it against normal. That's what this is.

🪡 Quilt Show Takes Over Sisters

The world’s largest outdoor quilt show will be bringing the crowds to Sisters on Saturday as over 1,000 quilts will be on display across town. The crown jewel of the weekend takes place on Saturday, as you are free to wander through town to check out everything on display. There are also paid events on Friday and Sunday where you can learn about quilting, design, and inspiration. Driving through Sisters on Saturday? Expect some slow traffic through town.

🥾 Road to Broken Top Trailhead Open

Want to hike to Broken Top AND take your car on a bit of an adventure that may involve getting stuck in the biggest pothole you’ve ever seen? Well, you’re in luck as the road to the Broken Top & Crater Ditch trailheads is open. The road starts at the Todd Lake parking area and winds its way up towards the high country. Expect lots of dust and a very, very slow drive. Remember that wilderness permits are required!

🤽 Join the kayak polo team

Did you know that kayak polo was a thing? I certainly didn’t! Think water polo, but in kayaks (although I’m still not sure if you pick up and throw the ball or just whack at it with your paddle). Anywho, there is a kayak polo team that practices on the Deschutes every Tuesday from 5:30 - 7:30 PM, and they are looking for more players! 🍻 Sunriver 14th anniversary beer fest: Sunriver Brewing is celebrating their 14th trip around the sun with a beer fest at their Sunriver location. Tickets are $25, and they’ll have special collabs, music, food trucks, and more! Saturday 3 - 8 PM
