Four Different Path's to the Latest Median Home Price
In Bend, the most recent median home price is $680,000. But not all $680,000 sales are the same.
Imagine four identical homes that all sold for that price last month. The only difference was how long they sat on the market—and how much money the sellers actually kept.
House A (Sold in under 30 days): Started at $680,000. Sold for $680,000.
House B (Sold in 60 days): Started at $698,059. Sellers had to “mentally unspend” $18,059 due to price reductions.
House C (Sold in 90 days): Started at $734,400. Sold for $54,400 less after price reductions.
House D (Sold in 121+ days): Started at $774,299. Sold for $94,299 less after price reductions.
These scenarios are examples, but the numbers are real. They’re based on how much less homes in Bend sell for the longer they stay on the market. 🍻Zwicklemania Comes to Breweries Across Bend
The annual celebration of all things beer in Oregon returns on Saturday as breweries around Central Oregon pull back the curtains for Zwicklemania. This annual event is a chance to try rare beers, meet the brewers, or even get a peek behind the scenes to learn a little more about how our beers are made. ⛷ Hunter Hess’ Competition Delayed til Friday
Sorry to anyone who stayed up until 1:30 AM on Thursday to watch Bend local Hunter Hess compete in the halfpipe. A winter storm delayed the qualifying round until this morning (by the time this email goes out we should already know whether or not he qualified for the final). If the snow holds off and he makes the final it is scheduled to take place at 10:30 AM this morning (Friday).
🐉 No Snow Dragon this Year
Fans of the annual snow dragon snow sculpture that rises every year next to the Meissner warming hut will be disappointed as the low snowpack has claimed its latest victim. Despite delaying the build until later in the year, persistent low snow conditions have led to the cancellation of the build. Hopefully it comes back bigger and better than ever next winter!

🍗 Feathers and Flavor opening at Ballers & Brews: Last week food cart pod Ballers & Brews said goodbye to salad and sandwich cart Bread & Bunny (that’s a lot of B’s) and now they have a new cart moving in to take their spot. Starting Friday, Feathers and Flavors will be serving up hot wings to go along with your pickleball fun. This is a brand new food cart to Bend so give them a warm welcome!
🍷 Stoller Wine Bar 5th Anniversary: Stoller Wine Bar is celebrating their 5th anniversary for their Bend location with a carnival and live music on Saturday evening from 6 - 8 PM. Soul’d Out will be providing the tunes to go along with raffle games and live music
👗 Francescas at the Old Mill closing: It looks like Francesca’s in the Old Mill will be closing soon as there are clearance sale signs up in the windows. The current sale is buy one, get two free, although that may change as they wind down operations. No word yet on what may be moving in to take over the space.
