Bend Market Shift: Is Now the Perfect Time to Buy?
Did you know the market is shifting in a way that might be just right for you? Inventory is rising, and buyer activity has cooled off. This gives you more options and more negotiating power—a perfect storm if you’re looking to make a smart move.
Many buyers are looking for price cuts, but in this market, there may be an even savvier approach: leveraging seller credits.
A savvy mortgage consultant (I might know a guy 😉) can turn a seller credit into reduced loan payments over the first two years of the mortgage using something called a 2-1 buydown.
Don’t worry about the technical jargon - this just means that you’ll have a much lower interest rate the first two years and a lot of extra cash in your pocket while you’re getting settled into your new place!
This might not be the right fit for everyone, but if you’re interested in making the most of these market shifts, it’s worth a quick chat. No strings attached—just a conversation about how to put today’s trends to work for you. I’m always here to help you make informed, strategic decisions. Call or text anytime - 323-806-1864

🚧 Road to Tumalo Falls closes for the season
Today is the day when the gate across the road to Tumalo Falls closes for the winter. But don’t worry, as even more fun is to be had by strapping on a pair of skis or snowshoes and making the trek up to the falls, where you can enjoy it in all its snowy splendor.
❄️ Edison Butte Sno-park closed for the winter
It was announced last week that Edison Butte Sno-Park would remain closed for the winter due to the Bachelor complex fires. This is a huge bummer for Nordic enthusiasts who like the quieter trails that this area offers.
⛷️ Mt. Bachelor moves up opening day
With an excellent start to winter in the mountains, Mt. Bachelor has announced that it will kick off the 2024/2025 season early with a special opening this weekend for pass holders. The following weekend, the mountain will open to the public. So, if you haven’t gotten those skis waxed and edges tuned, you’d best get on it now!

🪷 A new option emerges for Indian groceries: Bend’s newest Indian restaurant, Real Taste of India (which is delicious, BTW), has opened up a new Indian-focused grocery section. With hard-to-find items (at least around Central Oregon), this spot should be a hit for folks looking to make authentic Indian food at home.

BONUS SNOW UPDATE
In honor of Mt. Bachelor announcing its earliest opening date since 1998, we’re including a special Tuesday edition of the snow report.
Base Depth: 19” (I’m writing this on Monday afternoon, so odds are you’ll be waking up to a number in the twenties.)
Mt. Bachelor Snow Forecast:
❄️ Tuesday: 4” - 8”
❄️ Wednesday: 4” - 10”
❄️ Thursday - 2” - 6”
Meissner Snow Forecast:
It's looking like Meissner Sno-Park will be sitting right at the edge of the rain/snow line, so keep your fingers crossed that the precipitation comes down as white stuff instead of wet stuff.
At the very least, Dutchman should be in prime shape after this upcoming week for some off-trail exploration.
P.S. - Have you ever had dreams of becoming an outdoor ambassador? Local ski and bike shop Between Evergreens is looking for local shredders and riders to join their ambassador team. Fill out the application here if you’re interested.
