Three Headlines That Sound Scary… But Need Context
Bend’s median sale price just jumped by nearly $100,000. Mortgage rates are back above 6.6%. And national headlines are talking about more sellers pulling their homes off the market. If you’re thinking about buying, that sounds like three good reasons to wait.
But for those who consistently read my Bend Buzz spots, none of this should come as a surprise.
A one-month change in median sale price doesn’t necessarily mean homes suddenly became $100,000 more valuable. It often reflects which homes sold, not what happened to every home’s value. Mortgage rates? The average rate you hear on the news isn’t always the rate buyers are actually getting. Many are using seller credits, rate buydowns, and other strategies to improve affordability.
And those de-listing headlines? While they’re getting attention nationally, our local market was actually on pace to see more cancelled listings this time last year than it is today.
Affordability is still a challenge. There’s no question about that. But if you’re thinking about buying this year, make sure you’re talking with someone who can explain the strategies buyers are successfully using today, not just repeating the headlines from yesterday.

Bend Lapine Schools is stepping up and making sure no child goes hungry during the summer. Their annual Summer Meals program is back when school finishes for the year. 🌩 Pine Mountain Observatory Closes for a Bit
It turns out that last week’s thunderstorms did a number on the road leading up to Pine Mountain Observatory SE of Bend. The damage was extensive enough that the observatory and neighboring campground will be closed for the foreseeable future. When it does reopen, I’d highly recommend checking it out, as they offer public night programs where you can check out the observatory and get an up-close look at the skies above.
