In case you missed it, The Bulletin just reported that the number of homes for sale in Bend is at levels we haven’t seen in years. Some are even starting to toss around the phrase “buyer’s market” - a term that’s been mostly off-limits for the past few years.
But if it still doesn’t feel like a buyer’s market, you’re not alone. This year has been full of mixed signals with homes sitting longer, showings with no offers, and buyers quietly watching from the sidelines.
Even the stats are acting strange. After a record-setting median home price of $832,000 in April, May saw it fall back in line, nearly $60,000, with where things have historically landed this time of year. What looked like a surge was really just a short-lived spike.
In my latest blog post, I unpack what’s really going on in today’s market, through the lens of a Pee-Wee’s Playhouse throwback (yep, really), including the one word that might just be this year’s “secret word.”

🚲️ Cascade Cycling Classic Criterium takes over downtown Bend
If you’ve ever wanted the opportunity to hang out downtown and watch as cyclists rip around corners at breakneck speeds, then this weekend is your chance. The Cascade Cycling Classic Criterium is taking over downtown Bend on Saturday (there will be a lot of roads closed, so I’d recommend a detour if you’re trying to drive through downtown). It is 100% free to watch, so bring a lawn chair, grab a bite to eat, and watch as everyone from kids to professionals takes their turn at conquering the course.
🚧 Park and float opens for the season
On your marks, get set, float! As discussed a week or so ago, parking is going to be a bit more of a hassle this summer with the dirt lot across from Riverbend Park closing for good. So save yourself the hassle of lugging your tubes a mile down the road and just stash your car at the Park and Float. They are opening for the season on Saturday, and here you can rent tubes or bring your own and ride the bus for just $5.
🚲️ Snag a big rebate on an e-bike
The City of Bend is relaunching a popular e-bike rebate program to help Bend residents purchase their first e-bike to use as an alternative form of transportation. If you meet the following guidelines, you can apply for the rebate worth up to $1,800.
Be 18 years or older
Be a resident of the City of Bend
Be a Pacific Power customer
Have a household income at or below 80% of the area median income
Complete Commute Options’ e-bike safety course
🎟️ Central Cascades Wilderness Passes go into effect on Sunday
Even though many of the trailheads along the Cascade Lakes Highway are still buried under snow, you’ll need to snag a Central Cascades Wilderness Permit for day and overnight hikes on many of the area’s popular trails starting on Sunday. You can read up on the permits, rules, and trails that require passes here.
BUSINESS HAPPENINGS
🌻 Saturday flower market season kickoff: The Central Oregon Flower Collective is kicking off their summer season of Saturday markets. This week (and every week through the fall), you’ll be able to pick up fresh-cut flowers grown by 20 different local growers. The markets are different every single week as they never know exactly which growers will be showing up. So I guess you can say it’s kind of like a box of chocolates. The markets take place every Saturday from 10 AM to 1 PM at Pomegranate Home.
